So it’s time for your annual maintenance. What exactly will we be doing in your home? Here are some of the services our skilled technicians will be doing at your appointment:
Basement Waterproofing
& Sump Pumps
- Cycle & water test sump pump operations
- Clean sump system liner of sediment and silt
- Replace sump pump check valve
- Change battery in the WaterWatch®
- alarm – should be done annually!
- Flush & flood test WaterGuard® system as necessary
- Evaluate discharge lines & potential for freezing
Crawl space Dehumidifiers
- Check relative humidity set point
- Inspect and change filters
- Clean up any mineral buildup
- Clean heat exchange core & evaporator coil
- Clean the exhaust grilles
- Clean drain outlet of debris, flush with pressurized water to ensure clear opening
- Inspect blower, wires/connections & refrigeration system
Foundation Piering Systems
- Verify benchmarks to confirm the foundation is stabilized
- Inspect the basement walls for structural integrity
- Replace/add benchmarks as necessary
- Determine elevations of entire foundation
- Inspect grading, downspouts and gutters
- Inspect foundation walls for cracks, efflorescence or water stains
Wall Stabilization Systems
- Re-tighten to appropriate torque
- Evaluate PowerBrace and/or wall anchor plates
- Benchmark the position of wall(s) at each location
- Remove excess anchor rod
- Perform an inspection of foundation, grading & gutters
Crawl Space Encapsulation System
- Inspect VaporLoc including all seals and seams
- Check VaporLoc for rips and ensure all seams are intact
- Check relative humidity in crawlspace and in home
- Inspect crawl space for signs of moisture intrusion
- Check for mold & mildew growth throughout crawl space
Crawl Space Support Posts
- Check the SmartJacks® to confirm correct tension, adjust as needed
- Verify that the floors are properly stabilized
- Inspect the crawl space for moisture problems

Many urgent issues, including a tripped GFI, can be resolved by making sure your items are properly powered. Prior to calling, please verify that your sump pump and/or dehumidifier is PLUGGED IN to its own dedicated electrical outlet as agreed upon in your warranty. Use of extension cords for sump pumps and /or dehumidifiers is not recommended or within your warranty.

Do you service systems that were not installed by TerraFirma?
No. Our service and maintenance technicians are skilled and trained to service and maintain TerraFirma-specific systems.
How do I change the battery in my sump pump alarm?
There are two small Phillips head screws on the faceplate of the alarm. Unscrew and swap out the 9v battery located inside. It’s important to keep charged batteries in your alarm so that it works when you need it.
What do I do when the power is out, and my sump pump is making noise, or my alarm won’t shut off?
If you hear a continuous and loud alarm, this is likely the Water Watch alarm. If your system is installed in a basement or is easily accessible, simply remove the Water Watch alarm (clearly labeled) from the sump lid, call to schedule a Service Tech visit. If your system is installed in a crawl space or is difficult to access. Push and hold the Reset button on the remote (blue box) for 3 seconds to mute the alarm for 24hrs and call to schedule a Service Tech visit.If you hear a beep that is not continuous, this is likely your Ultrasump Battery Backup System: The alarm is alerting you that the backup pump is running and will silence when power is restored. If the beep continues to cycle after the power is restored, please call or schedule a Service Tech visit.
What kind of maintenance is required for a sump pump?
Sump pump systems require regular maintenance. They are mechanical devices that have moving parts that can fail if not cleaned and inspected. As part of the maintenance on your system, we plan on flood-testing the sump and discharge line(s) to test the system’s performance and to watch for leaks.
